All rates are subject to change. Room rates are based on size, location and time of year.

As required by state 9% Vermont Rooms and Meals Tax will be added to your bill.

THIS IS A NON SMOKING INN. Smoking is permitted outdoors ONLY. Non-compliance will result in a $150 per night surcharge.

Check in time is 4:00 P.M. to 9:00 PM Check out time on your day of departure is 11: 00 AM. Later check ins are possible only by prior arrangement. Please understand this is an owner operated business and our days start very early so that we may personally prepare and serve breakfast to our guests.

Our Deposit and Cancellation Policy: Upon making a reservation a deposit equal to one nights quoted rate is required and it will be charged to your credit card to guarantee your reservation. If you must cancel at least 21 days prior to the starting date of your reservation your deposit will be refunded, less a 25% processing fee. The cancellation period during Holidays (such as, Thanksgiving, Christmas, New Years, MLK Weekend, President's Week, Easter, Memorial Day, July 4, Labor Day, Foliage Season) is 30 days. If you do not cancel until fewer than 21 or 30 days on Holidays, before your scheduled arrival, or if you are a "no show" your deposit and the remaining balance of the reservation will be forfeited, unless we can rebook the room. If you cancel during a holiday period you will be charged for the entire booking unless the room can be rebooked. Because of our small size cancellations affect us significantly and we do not over-book, as large hotels do. You are guaranteed that a room will be available for you so long as you arrive on the first day of your reservation.

We feel it is necessary to enforce our cancellation policy. If you are worried about having to cancel for any reason, we recommend you purchase travel insurance.

Payment in full is expected at check-in. Accepted methods of payment are: Visa, MasterCard, Traveler' Cheques and Cash.

Gift certificates are available. The minimum purchase is equal to one night stay. When using a gift certificate minimum stays must be observed. Our gift certificates make perfect gifts for weddings, civil unions, thank-yous, birthdays, anniversaries or any special occasion!

Although we are animal lovers we cannot accommodate guest pets.

Children are always welcome.
